The association's bank account

The regulation requires an association to open an account in its own name with a licensed bank in the Kingdom and to pay all its funds into it. The association's money stays separate from any personal account of the manager, a provider or a platform.

Who it applies to

Every registered owners' association, its managers and members, and providers paid from its funds.

What the source says

Article 31 of the implementing regulation of the unit ownership law says the association opens a bank account in its own name with a licensed bank in the Kingdom and pays all its funds into it. In practice this means owners' contributions and any other association income go into the association's account, not into a particular person's.

That creates a clear separation. The association's money is not held in the manager's personal account, in the account of a provider working for it, or in the account of an intermediary platform. When the manager spends the association's funds, the payment comes from its account and under the budget the general assembly approved, as article 23 of the regulation provides.

When it matters to you

If you are an association member, ask for the account registered in the association's name and who may authorise payments from it. If you are a provider, expect payment from the association's own account and keep a record linking each payment to the contract. This article explains the general rule and does not identify any particular account.

What this article does not cover

A Thibrh subscription, where one exists, has nothing to do with the association's account and does not pass through it; this article does not link the rule to any platform fee. This is general information from a published source, not legal advice; official decisions and procedures take place on the authority's platform.
