The real estate advertisement licence, issued per advertisement

The real estate marketing and advertising regulation requires a licence for each advertisement, and the advertisement shows the licence number, its expiry date and the broker's licence number. This does not extend to maintenance and operations requests.

Real Estate General Authority · Last reviewed: Nov 2, 2026

Who it applies to

Anyone advertising a property for disposal, owners, managers and brokers, and operators of platforms that publish real estate advertisements.

What the source provides

Articles 3, 4 and 5 of the Real Estate Marketing and Advertising Regulation (the marketing regulation) deal with the advertiser's details, the property's details and its title deed, and the advertisement licence. The advertisement shows the licence number, its expiry date and the broker's licence number, and under Article 5(2) of the marketing regulation it may carry only the licence number and a quick-response code. Article 9 of the marketing regulation excludes a person licensed to market an entire project under another law. Article 7 of the marketing regulation prohibits abuse, fictitious data, contact details that depart from the licence, and use of a government body's logo or identity without a legal basis.

Article 6 of the Implementing Regulations of the Real Estate Brokerage Law likewise provides an advertisement licence for each advertisement, so both texts agree that the licence attaches to the advertisement itself and not only to the advertiser.

When it matters and what to do

If you want to advertise a unit for sale or lease, check before publishing that the advertisement is licensed, that the number, expiry date and broker licence number appear in it, and that the contact details match the licence. If an advertisement's licence ends, note that the text requires its removal from the platforms that publish it. If you are a manager working with a broker, ask about each advertisement's licence before it is published for the property.

Thibrh's role, its limits and what you need from an official body

Thibrh does not extend the real estate advertisement licence to maintenance and operations requests, since requesting or offering a service is not advertising a property for disposal. It does not turn a provider's profile, which describes its services, into a real estate advertisement. This article is a general explanation and does not rule on Thibrh or any particular user. For licences and brokers' status, the competent body is the Real Estate General Authority.

What this article does not cover

The regulation was read as a page summary rather than verbatim text, the annex was not read word for word, and the article does not decide how it applies to any given platform. This is general information from a published source, not legal advice; official decisions and procedures take place on the authority's platform.
